Our story

Built by landlords who learned by doing.

We became landlords the same way a lot of people do. We were excited about the property, caught up in everything it takes to get to closing day, and then the day before we signed, a windstorm took down the fence. Our tenant asked who to report it to. We were thrilled and completely unprepared at the same time.

That moment is where most landlord journeys actually start. Not with a plan. With a problem.

We started building our own systems because we had to. When we went looking for the tools that would help us do this right, we found forms buried behind monthly paywalls, templates written for states we did not live in, and resources that had not been updated in years. Nothing was built for someone managing one or two properties and trying to do it professionally.

So we built it ourselves. Every document, every tracker, and every process in this shop is something we use in our own rentals. If it is not good enough for us, it does not get built.

CaVi Systems is where we share those tools with independent landlords who want to manage their rentals with more thought, structure, and consistency. You do not need a property management company or a monthly software subscription. You need the right systems, and a clear place to start.
